It is the only part of the city where banks, a clinic, a university, shops and the sea are all within walking distance at once.

Paphos City Centre is the corridor along Apostolou Pavlou Avenue connecting the administrative upper town of Ktima with coastal Kato Paphos. Banks, notaries, agencies, supermarkets and most municipal services concentrate here. The municipal market is a 14-minute walk, Vrysoudia Beach 20 minutes, the airport 17 minutes by car. Buyers choose the centre when they want to live in a city rather than a resort or a suburb — and not depend on a car.
Where the centre is
The district runs roughly two kilometres north to south, from Kennedy Square in Ktima down towards the archaeological park and the harbour. Universal borders it to the west; to the east lie the residential blocks around Pafiako Stadium and Kings Avenue Mall.
Development is mixed-use: shops and cafés on the ground floors, apartments above. Detached houses with plots are almost absent; the stock is predominantly apartment buildings from the 1980s to the 2020s.
Who it suits
People planning to live without a car. Pharmacy, bank, market, clinic, beach and bus routes all sit within a 20-minute walk.
People working or studying in the city. Neapolis University Paphos is a 9-minute walk.
Long-term rental buyers. The centre fills year-round rather than seasonally: demand comes from locals, relocators and service-sector staff.
Who it does not suit
Anyone needing quiet and privacy. Apostolou Pavlou is the city's main artery; noise and traffic are constant.
Buyers who want a sea view and land. Panoramic views are essentially unavailable in the centre.
Families built around international schooling. The International School of Paphos is in Anavargos — 8 minutes by car, but not walkable.
Infrastructure and daily life
Iasis Private Hospital is a 13-minute walk, Evangelismos 20 minutes on foot and Paphos General Hospital 8 minutes by car. The municipal market in the old town trades daily and remains where locals buy vegetables, cheese and fish.
Kings Avenue Mall is 6 minutes by car and includes a cinema and a large chain supermarket. Papantoniou supermarket is a 23-minute walk. Within the district there is a dense network of small shops, bakeries and cafés that stay open all year.
Beaches and coast
The nearest beach is Vrysoudia, a 20-minute walk down Apostolou Pavlou. Alykes Municipal Beach is 24 minutes on foot. SODAP Beach on the rocky western shore is 6 minutes by car. The coastal path starts at the harbour, 7 minutes by car or about half an hour on foot.
Property prices in Paphos City Centre
Market surveys do not break out the administrative centre separately: the district sits between the upper town of Ktima (older Paphos town stock is quoted at €1,500–2,700 per m²) and the Kato Paphos coastal strip (€4,300–6,500 per m²). In practice, new builds in the central corridor trade above the city median of around €3,150 per m², supported by transport access and year-round rental demand.

Getting around
Karavella bus station is an 18-minute walk and handles intercity services to Limassol, Nicosia, Polis and Larnaca. The harbour bus station is 6 minutes by car. City route 610 links the market with the harbour and runs along the central spine. Paphos airport is 17 minutes by car (about 15 km); the A6 junction is 11 minutes.
The centre or a neighbouring district
For the same city life at a lower price and with more character, consider Ktima. If the sea and tourist rental come first, look at Kato Paphos or Universal. For a house with a plot ten minutes' drive out, look at Konia or Geroskipou.
What to check before buying
The centre holds many 1980s–1990s buildings: check services and wiring, whether there is a lift, sound insulation on the avenue side, and parking — a space is rarely included in the price centrally. Confirm Title Deed status and the communal charge separately.
