Where Konia is
Konia sits above Geroskipou and east of Ktima at roughly 100–150 metres of elevation. It offers views across the coastal plain and a slice of sea — not the panoramas of Tala, but noticeably better than city stock.
The historic village core is small; around it a belt of new low-rise building grew up through the 2000s–2020s. Density is low and plots are larger than in town.

Konia lies outside the coastal belt, and that shows in the climate: summer days run slightly hotter but nights are noticeably fresher thanks to elevation and distance from the built-up seafront.

Konia houses often exceed 130 m², in which case the reduced 5% VAT rate applies only to the first 130 m² and the excess area is taxed at 19% (Cyprus Tax Department, August 2026). For the €300,000 permanent-residence threshold, local supply fits well.
Getting around
The A6 motorway junction is 10 minutes by car, which suits anyone driving regularly to Limassol or Nicosia. Karavella bus station is 7 minutes, Paphos city centre 9 minutes and the airport 21 minutes (about 14 km).
Konia or a neighbouring district
For the same format closer to the sea and at a lower budget, look at Geroskipou. If a panoramic sea view comes first, consider Tala or Tsada. For something cheaper still further inland, look at Mesogi.
What to check before buying
When buying a house with land, verify plot boundaries against the Department of Lands and Surveys cadastral plan, confirm Title Deed status and check that permits exist for every structure, pool and carport included. Ask separately about water and drainage: parts of the village stock use septic tanks rather than mains sewerage.
