Kissonerga is a coastal village 6 km north-west of Paphos, between Chloraka and the Akamas road. The developments currently on sale sit in the lower, seaward part of the village: the beach is 200–400 m away, Paphos city centre about 10 minutes by car and the airport around 20 km.

Kissonerga: a working village with a shoreline, not a resort strip
Kissonerga is a coastal village of the Paphos district, roughly 6 km north-west of the city, stretched between the sea and the Chloraka–Peyia road. It is not a tourist strip: the shoreline is open, the centre is an ordinary Cypriot village with a church, a school and a few tavernas, and the surrounding land is still worked — Kissonerga sits in the middle of the largest banana-growing area on Cyprus. New residential construction is concentrated in the lower, seaward part.
Where Kissonerga is
The village borders Chloraka to the south and the communities of Lemba and Emba to the east. Northwards the coast road continues to Coral Bay and Peyia. Paphos city centre is about 10 minutes by car and Paphos International Airport around 20 km.
Who it suits
Buyers who want the sea within walking distance without paying Kato Paphos prices. The current coastal developments here are 200–400 m from the water.
Buyers who want a house rather than an apartment. Plot sizes of 130–250 m² with a private pool are normal in this village and rare closer to the city.
Long-term holders. A marina at Paphos has been announced for the coastline north of the city; developer materials of July 2026 cite it as a driver for this stretch. Treat it as a plan, not a delivered fact.
Who it does not suit
Anyone who wants to live without a car. Bus service is infrequent and the shops in the village cover basics only.
Anyone expecting a promenade. The Kissonerga shore is natural coastline — sand and shingle, limited facilities.
Buyers who need international schools or clinics on the doorstep. Both are in Paphos, 10–15 minutes away.
The coast
Kissonerga Beach is a long, mostly undeveloped sand-and-shingle strip. It is quiet outside July and August and has none of the density of Alykes or Vrysoudia. Coral Bay, the main sandy beach of the region, is a short drive north.

Our current Kissonerga stock comes from one builder and covers two formats: two-bedroom apartments in a gated coastal complex at €450,000–460,000, and three-bedroom two-storey houses at €470,000–520,000, most with a private pool included in the price. Figures are from developer price lists dated June and July 2026 and exclude VAT.

What to check before buying
Most stock here is off-plan. Check the building permit, the payment schedule and whether the pool, appliances and solar system are included or priced as options — in this village they usually are included, but not in every unit. The contract of sale is registered at the Department of Lands and Surveys within 60 days of signing; that registration is the buyer's main protection until the Title Deed issues. In most cases yes, and it is included in the quoted price rather than sold as an extra. There are exceptions — individual plots where a pool is excluded or cannot be installed — so confirm it per unit before comparing prices.
It works for buyers with a car who want quiet and the sea nearby. The village has a school, a church, small shops and tavernas; supermarkets, clinics and international schools are in Paphos, 10–15 minutes away. Bus service is infrequent.
