Tala: panoramic views, villas with land and a square of tavernas
Tala (Τάλα) is a hill village north of Paphos combining panoramic bay views, villa-scale building and an established community of foreign residents. Paphos city centre is 16 minutes by car, Kissonerga Beach 10 minutes and Agios Neofytos Monastery 7 minutes. Tala Primary School sits 350 m from the village centre. Buyers choose Tala when they want a house with land and a view rather than an apartment by the sea.
Where Tala is
Tala sits at roughly 250–300 metres on a slope facing the coast. From here the view takes in the coastal plain, Chloraka, Kissonerga and Paphos bay — one of the best view districts in Paphos alongside Peyia.
The village centre is the church square with its tavernas and cafés, around which a broad belt of villas and townhouses grew up through the 1990s–2020s.
Who it suits
Anyone who wants a view. The bay panorama is the main reason people buy in Tala.
People relocating permanently. Tala has a multilingual community of residents and the village lives year-round.
Buyers of a house with land and a pool from €250,000 upward.
Who it does not suit
Anyone who wants to walk to the sea. The beach is 10 minutes by car downhill; the return is a climb.
Anyone planning to live without a car. A bus route runs through Emba and Tala to Agios Neofytos Monastery, but frequency is low.
Buyers counting on off-season short-term letting. Villas with pools let well in summer; winter demand falls markedly.
Infrastructure and daily life
Tala Primary School is 350 m away. Chlorakas Primary School is 11 minutes by car and The International School of Paphos 15 minutes. Paphos General Hospital is 12 minutes and Evangelismos 14 minutes.
Alphamega supermarket is 14 minutes by car, Papantoniou 14 minutes, the Paphos municipal market 15 minutes and Kings Avenue Mall 16 minutes. The village itself has shops, a pharmacy and several tavernas and cafés on the square — which makes daily life noticeably easier than in neighbouring villages.
Beaches and coast
The closest is Kissonerga Beach, 10 minutes by car. Chlorakas Beach is 11 minutes and Coral Bay 13 minutes. You can see the sea from Tala, but you drive to it: the elevation difference is about 250 metres.
Property prices in Tala
Per the Investropa June 2026 summary (RICS/KPMG Q1 2026, Central Bank of Cyprus RPPI, CyStat), the typical transaction range in Tala is €250,000–1,200,000 at €2,300–3,400 per m². Price per metre sits below the Paphos median of €3,150, but the upper end of the budget is high — because of view villas on large plots.
At around €433,000 you can realistically consider a resale three-bedroom villa of 130–170 m² in Tala. The top segment consists of large view villas that fall into the Paphos luxury range of €1.2–4 million.
Tala houses often exceed 130 m²: the reduced 5% VAT rate applies only to the first 130 m² at a price up to €350,000 used as a primary residence, with the balance at 19% (Cyprus Tax Department, August 2026). Local supply comfortably clears the €300,000 permanent-residence threshold.
Getting around
Paphos city centre is 16 minutes by car and Karavella bus station 15 minutes. Bus route 604 links Karavella with Emba, Tala and Agios Neofytos Monastery. Paphos airport is 35 minutes (about 25 km) and Polis Chrysochous to the north around 25 minutes.
Tala or a neighbouring district
For the same format quieter and cheaper, look at Tremithousa. If a sea view and proximity to Coral Bay come first, consider Peyia. If closeness to the city and schools matters more, look at Konia. For coastal access, consider Chloraka.
What to check before buying
The main risk with view property is losing the view: establish whether the plot below has been built on and what its development parameters are. Check retaining walls, drainage, pool condition and permits for every structure. Look separately at the running costs of a villa with a pool: maintenance, water and electricity all run higher than in an apartment.
