Polis Chrysochous is the small town on the northern coast of the Paphos region, 36 km from Paphos city, where the road ends at Chrysochous Bay and the Akamas peninsula begins. The shore is a 20-minute walk from the town centre, the fishing harbour at Latchi is 7 minutes by car, and the town keeps an unhurried, local character with a pedestrianised centre.

Polis: the quiet north of the Paphos region
Polis Chrysochous sits where the west coast of Cyprus turns north, 36 km from Paphos over the Stroumbi hill road — about 45 minutes by car. It is the opposite of a resort strip: a compact town with a pedestrianised centre of stone buildings and tavernas, a campsite in the eucalyptus grove above the beach, and the fishing harbour of Latchi seven minutes west, known across the island for its fish restaurants. Polis is the administrative centre for 23 communities of the Chrysochous valley and had 3,690 residents at the 2011 census — it stays open in winter, which is not true of every coastal place in Cyprus.
Where Polis is
The town stands in the middle of Chrysochous Bay. Westwards the coast road runs through Latchi (3.9 km) to the Baths of Aphrodite (9.8 km), where the tarmac ends and the Akamas peninsula begins; eastwards it continues through Argaka and Pomos towards the Tillyria coast. Paphos city centre is 36 km away, Paphos International Airport 51 km (about 55 minutes) and Limassol 99 km. Bus 645 links Polis with Paphos; bus 622 runs along the coast to Latchi and the Baths of Aphrodite.
Who it suits
Buyers who want protected coastline rather than a promenade. The Akamas end of the bay is a Natura 2000 site of 18,082 hectares, roughly 43% of it marine (Council of Europe file on the Akamas peninsula, 2021). It will not be built up.
Buyers of villas rather than apartments. Everything on sale in the area is a detached house on its own plot — 508 m² and upwards, in one community over 900 m².
People who use the house seasonally or work remotely. Daily needs are covered inside the town — supermarket, state hospital, schools, banks — and the distance to Paphos matters far less if you are not driving there every morning.
Who it does not suit
Anyone tied to Paphos day to day. Forty-five minutes each way, on a road with no motorway section, is a real commute.
Buyers on a mid-range Paphos budget. This is not the cheap corner of the region: current stock starts at €805,200.
Buyers who need international schools or a private clinic nearby. Polis has a state hospital and state schools; private hospitals and international schools are all in Paphos.
The coast and the Akamas
Chrysochous Bay is a long arc of sand and pebble: the town beach about 1.5 km from the centre, the wider strands at Latchi, and the emptier shores towards Argaka and Pomos in the east. Westwards, past the Baths of Aphrodite, the paved road stops and the Akamas begins — gorges, sea caves, the Blue Lagoon and the turtle-nesting beaches at Lara on the far side. Green and loggerhead turtles, Mediterranean monk seals, over 200 bird species and plants that grow nowhere else are on the peninsula's record (BirdLife Cyprus). Tracks inside the peninsula need a suitable vehicle; most visitors reach the Blue Lagoon by boat from Latchi.

Two are finished and ready to move into; the other two hand over in October 2027 and November 2028.

VAT and residence thresholds
The reduced 5% VAT rate applies to a first home of up to 130 m² and €350,000 (Cyprus Tax Department). Polis or a district closer to Paphos
For the same coastal position with the city ten minutes away, look at Kissonerga or Chloraka. For sea views from a hillside plot on a shorter drive, Peyia. For walkable city life and tourist letting, Kato Paphos. Polis makes sense when the quiet and the protected coast are the point rather than the compromise.
What to check before buying
Ask which price list a figure comes from and whether it is quoted with or without VAT. On off-plan units, check the building permit, the payment schedule tied to construction stages, and whether the pool, appliances and solar system are included or priced as options — the two communities here differ on exactly that. On finished villas, ask for the energy rating and the management charges. The western end of Chrysochous Bay adjoins the Akamas Natura 2000 site, 18,082 hectares of which about 43% is marine (Council of Europe file, 2021). Long sand-and-pebble stretches along the bay: the town beach about 1.5 km from the centre with a campsite in the eucalyptus grove, wider sand at Latchi, and emptier shores east towards Argaka and Pomos. Parts of the coast within the protected area are turtle-nesting beaches and will stay undeveloped.
It suits people who want quiet and have a car. The town has a supermarket, a state hospital, schools, banks and tavernas that stay open in winter — it is the administrative centre for 23 communities, not a seasonal resort. For international schools, private clinics and the general hospital you drive to Paphos, 40–45 minutes away.
Letting on this coast is seasonal: demand concentrates from late spring to October, around beach holidays, walking in the Akamas and boat trips from Latchi. Winter letting is thin. Rather than quoting a general yield, we can ask the developer or the management company for the actual letting record of the specific community you are considering.
