Tsada: 600 metres above the sea, vineyards and golf
Tsada (Τσάδα) is a village on a broad plateau in the Troodos foothills, at roughly 615 metres above sea level. It is the highest of the districts counted as Paphos, and its climate differs from the coast more than any other. Central Paphos is 16 minutes by car, Minthis Golf Club 7 minutes and the sea 14 minutes. Buyers choose Tsada for the cool air, views of both Troodos and the Mediterranean, and an entirely different pace.
Where Tsada is
Tsada sits on the road from Paphos towards Polis, north of Mesogi. Vineyards, olive and almond groves surround the village. On the grounds of a former monastery beside it stands the Minthis resort, home to the oldest 18-hole golf course in Cyprus, laid out at 550–650 metres.
The village itself remains largely traditional, with a modest number of foreign residents drawn by the quiet and the altitude.
Who it suits
Anyone who struggles with heat. At 600 metres summer nights are noticeably cooler than on the coast, and there is almost always a breeze.
Golfers. Minthis is 7 minutes by car.
Anyone who wants quiet and views. Both the Troodos mountains and the sea are visible from here.
Who it does not suit
Anyone for whom the sea matters. The beach is 11 km and 14 minutes along a winding road.
Buyers planning short-term letting. Tourist flow goes to the coast; golf-resort guests are the exception.
Anyone who does not want to depend on a car. Public transport is sparse and the village has few shops.
Anyone unprepared for a cool winter. At this altitude winters run 3–5 degrees colder than in Kato Paphos.
Infrastructure and daily life
Tala Primary School is 12 minutes by car, Konia Primary School 12 minutes and The International School of Paphos 15 minutes. Paphos General Hospital is 15 minutes and Evangelismos 12 minutes.
Alphamega supermarket is 15 minutes, Papantoniou 16 minutes, Kings Avenue Mall 13 minutes and the Paphos municipal market 13 minutes. The village has basic shops and tavernas, but the main shop is done in town.
Beaches and coast
The nearest beaches are Chlorakas and Kissonerga, 14 minutes each by car. Geroskipou Beach is 15 minutes and Alykes Municipal Beach 15 minutes. The sea is visible from the plateau on a clear day, but reaching it means driving down the switchbacks.
Property prices in Tsada
Market surveys do not give Tsada its own line. The closest comparable anchors from the Investropa June 2026 summary (RICS/KPMG Q1 2026, Central Bank of Cyprus RPPI, CyStat): Mesogi and Mesa Chorio at €1,800–2,700 per m², Tala at €2,300–3,400 per m². The Paphos median stands at around €385,000 and €3,150 per m².
The Tsada market is uneven: traditional village houses and building plots sit alongside golf-resort residences priced well above the local average. A property here is better assessed against comparable sales than against an average.
The reduced 5% VAT rate applies to the first 130 m² of a new home priced up to €350,000 and used as a primary residence (Cyprus Tax Department, August 2026). Upper-segment properties clear the €300,000 permanent-residence threshold.
Getting around
Central Paphos is 16 minutes by car, Karavella bus station 13 minutes and the A6 motorway junction 18 minutes. Paphos airport is 31 minutes (about 22 km). The road to Polis Chrysochous and the north coast runs through Tsada.
Tsada or a neighbouring district
For the same character closer to town and the sea, look at Tremithousa or Tala. If price matters most while keeping a city connection, consider Mesogi. For a sea view with the coast ten minutes away, look at Peyia.
What to check before buying
Altitude brings its own issues: insulation and heating quality (you genuinely need heating here in winter), the state of the access road, and water and drainage — some houses use septic tanks and their own storage. Check the Department of Lands and Surveys cadastral plan, Title Deed status and permits for every structure.
