Peyia (Pegeia, Πέγεια) is a separate municipality north-west of Paphos, rising in terraces from the Coral Bay coast up the slope. Coral Bay is 9 minutes by car, the Sea Caves 10 minutes and central Paphos 27 minutes. Peyia Primary School is 300 m from the centre. Buyers choose Peyia for the sea views, villas with land and proximity to Akamas — accepting that the city is a long way off.
Where Peyia is
The municipality stretches from the coast inland: the Coral Bay resort strip at the bottom, the village core with its square, school and shops higher up the slope, and villa neighbourhoods with panoramas above that. To the north lies the stretch of coast with the sea caves; to the south, Kissonerga.
Three very different markets coexist inside one municipality: the resort coast, the village and the upper-terrace villas.
Who it suits
Buyers purchasing for the view. Peyia and Tala are the two best view districts in Paphos.
Seasonal rental buyers. Coral Bay is the most popular beach on the northern Paphos coast.
Anyone drawn to nature. Avakas Gorge and the Akamas peninsula are 16 minutes by car and Paphos Zoo 7 minutes.

Anyone commuting into town daily. Central Paphos is 27 minutes each way and the airport 39 minutes.
Anyone who needs city services at hand. Hospitals and large shops are 21–23 minutes' drive away.
Anyone seeking year-round rental occupancy. The resort part empties noticeably in winter.
Infrastructure and daily life
Peyia Primary School is 300 m from the municipal centre. Tala Primary School is 16 minutes by car and The International School of Paphos 24 minutes. Evangelismos and Iasis private hospitals are 21 minutes and Paphos General Hospital 23 minutes.
Supermarkets and Kings Avenue Mall in Paphos are 21–22 minutes by car; Peyia itself and the Coral Bay strip have supermarkets, pharmacies, banks, restaurants and cafés. Everyday life does not require the city, but the big shop means driving down.
Beaches and coast
Coral Bay is 9 minutes by car: a sandy cove and the most popular beach on the northern Paphos coast. The Peyia Sea Caves are 10 minutes and Kissonerga Beach 14 minutes. North of Coral Bay the shoreline is rocky, with coves and cliffs; swimming is easier in the bay itself.
Property prices in Peyia
Per the Investropa June 2026 summary (RICS/KPMG Q1 2026, Central Bank of Cyprus RPPI, CyStat), the market splits by elevation:
Peyia (village and slope) — €190,000–900,000 at €2,300–3,500 per m².
Coral Bay — €350,000–2,500,000 at €3,700–5,800 per m².
Sea Caves — €850,000–4,000,000 at €4,000–6,800 per m²: the top villa segment for the whole of Paphos.
For comparison, the Paphos median is around €385,000 and €3,150 per m². When choosing in Peyia it therefore matters fundamentally which of the three zones a property sits in — the spread in price per metre reaches threefold.
New builds sell 18–28% above comparable resale stock. The reduced 5% VAT rate applies to the first 130 m² of a new home priced up to €350,000 and used as a primary residence (Cyprus Tax Department, August 2026); in the upper Coral Bay and Sea Caves segments that threshold is usually not met.
Getting around
Central Paphos is 27 minutes by car, Karavella bus station 22 minutes and Paphos airport 39 minutes (about 37 km). Polis Chrysochous to the north is roughly 30 minutes. Coastal bus route 615 links Paphos harbour with Coral Bay.
Peyia or a neighbouring district
For the same view format closer to town, look at Tala (16 minutes to the centre against 27). If coastal access at a lower budget comes first, consider Chloraka. If daily access to city infrastructure matters, look at Konia or Geroskipou.
What to check before buying
Two things matter especially in Peyia. First, land status and the full set of permits: some hillside development took place on difficult terrain and the paperwork needs careful checking. Second, the future of the view: establish the development parameters of the plots below. Also check retaining walls, drainage and the running costs of a villa with a pool.
