Coast or hillside: the choice that defines a Paphos villa

Hillside. The villages behind the city — Tremithousa, Tala, Konia, Tsada — are where detached homes with real plots cluster. You get a view, privacy and roughly 15–25% more space for the same money as the coast; the trade-off is driving everywhere. The top of our catalogue — up to €970,000 — sits in Tala (August 2026).

Coast. Kissonerga and Chloraka give you the sea without resort crowds: plots are smaller and each square metre costs more, but rental demand holds through winter, which hillside villages can't offer. The full district comparison is on the districts page.

What buying new gets you. At early construction stages developers usually allow finish and layout choices, and payment follows the construction schedule under the contract — the details depend on the developer and stage, and every listing shows the project's status. Ownership checks and registration are carried out by an independent lawyer.

Sea view or walking distance to the sea?+

Does a villa qualify for permanent residency?+
