Ktima: the upper town of Paphos that lives all year
Ktima (Pano Paphos, Upper Paphos) is the historic upper town and the administrative and commercial core of the city. The municipality, the courts, the bishopric, the covered market and the main old-town streets are all here. The town square is 200 m away, Evangelismos Private Hospital 400 m, the nearest beach at SODAP 7 minutes by car. This is the most authentic part of Paphos — where locals live rather than tourists rent — and simultaneously one of the most affordable districts adjacent to the centre.
Where Ktima is
Ktima sits on a plateau roughly 60–70 metres above sea level, 2–3 km inland. Below it the Apostolou Pavlou corridor runs down towards Kato Paphos and the harbour. To the east Ktima borders the blocks around Pafiako Stadium; to the north, the road towards Mesogi and Tala.
The building stock is mixed: early twentieth-century colonial buildings, 1960s–1980s houses and occasional new blocks. Part of the old fabric is being restored — a visible process of recent years.
Who it suits
People who want to live among locals. Ktima works year-round: the market, coffee shops, barbers and workshops do not close out of season.
Buyers on a tighter budget. The entry threshold here is the lowest of any district adjoining the centre.
Anyone considering restoration. Older stock with character is rare in Cyprus, and Ktima has more of it than anywhere in Paphos.
Who it does not suit
Anyone who wants to live by the sea. The beach is 7 minutes by car — on foot it is an awkward descent and a harder climb back.
Short-term holiday rental buyers. Tourist flow runs along the coast, not up here.
Buyers who want new-build with a pool and parking. There is little such supply in Ktima.
Infrastructure and daily life
Evangelismos Private Hospital is 400 m away, Iasis 7 minutes by car, and Paphos General Hospital in Anavargos 7 minutes. Neapolis University Paphos is a 15-minute walk.
The municipal market is 200 m away and remains the district's main food anchor, trading daily. Papantoniou supermarket is a 9-minute walk, Alphamega 14 minutes, and Kings Avenue Mall a 22-minute walk or 5 minutes by car.
Beaches and coast
The closest is SODAP on the rocky western shore, 7 minutes by car. Alykes Municipal Beach and Vrysoudia are 8 minutes each. Paphos Harbour is 7 minutes. You can walk down to the sea in roughly 35–40 minutes, but the climb back is noticeably harder — in Ktima a car or bus is effectively required for the beach.

Per the Investropa June 2026 summary, built on RICS/KPMG Q1 2026, the Central Bank of Cyprus RPPI and CyStat, the older quarters of Paphos — Ktima included — are valued at €1,500–2,700 per m². That is the bottom third of the city range: the Paphos median stands at around €3,150 per m² and €385,000 per property.
The realistic entry level in Paphos is €135,000–230,000, and in Ktima that buys an apartment or a small older house rather than only a studio. Budget for works, though: light renovation runs roughly €300–600 per m² and a full refurbishment €700–1,200 per m².
On a resale purchase add 7–10% above the price for lawyer, transfer fees and furnishing. New builds qualify for the reduced 5% VAT rate when up to 130 m² and €350,000 and used as a primary residence (Cyprus Tax Department, August 2026).
Getting around
Karavella bus station is an 11-minute walk and handles all intercity services: Limassol, Nicosia, Larnaca, Polis. City route 610 links the market with the harbour. Paphos airport is 18 minutes by car (about 15 km); the A6 junction is 11 minutes.
Ktima or a neighbouring district
For the same city life closer to the sea, look at the centre or Universal. If a resort setting and rental income come first, consider Kato Paphos. For a quiet house with land ten minutes' drive out, look at Konia or Mesogi.
What to check before buying
Ktima is an old-stock district, and more often than elsewhere in Paphos you will meet properties without an issued Title Deed, unpermitted alterations and land held jointly between heirs. Legal due diligence is critical here. Check roof, plumbing and wiring separately: many buildings have not been updated since the 1970s–1980s.
