Anavargos: the practical side of Paphos
Anavargos is the upper north-eastern quarter of Paphos — a former village absorbed by the growing city, about 3.8 km from the centre, right where Dimokratias Avenue meets the A6 motorway junction. This is the practical, year-round side of Paphos: the district's main hospital on the neighbouring hill, schools and supermarkets of the upper city within minutes, and the motorway at the doorstep putting Limassol and the airport within easy reach without crossing town.
Where Anavargos is
The quarter sits on the rise above the city grid, between Konia to the south-east and Mesa Chorio to the north. The old village core with its church and narrow lanes is still recognisable, surrounded by streets of family houses and, increasingly, small new apartment buildings of two–three storeys with communal pools.
Who it suits
People who live in Paphos year-round or plan to. The area is quiet, non-touristic, and everything a household needs — hospital, schools, supermarkets, the stadium — is within ten minutes.
Buyers of a first Cyprus apartment as an investment. Entry prices from €180,000 sit below the tourist quarters, and the tenant pool — hospital staff, families, people working in the city — supports steady long-term rentals.
Anyone who drives east often. The A6 junction is 3 minutes away: Limassol and the airport without a single city traffic light.
Who it does not suit
Anyone who wants to walk to the sea. The municipal beaches are about four kilometres away, 9–10 minutes by car.
Buyers counting on holiday short-term lets. Anavargos is not a resort area; its rental market is long-term.
Anyone after evening resort life. Restaurants and the promenade are down in Kato Paphos, a ten-minute drive.
Infrastructure and daily life
Paphos General Hospital — the district's main medical centre, open since 1992 — is 4 minutes by car, and the private Evangelismos 7 minutes. The International School of Paphos is 7 minutes, Konia Primary School 7 minutes and Neapolis University 9 minutes. Alphamega supermarket is 5 minutes, Kings Avenue Mall 6 minutes, the Pafiako stadium 4 minutes. The district migration office sits a few minutes away — convenient for residence paperwork.
Beaches and coast
The municipal Alykes beach is about 9 minutes by car, the SODAP and Vrysoudia beaches and the Geroskipou municipal beach about 10 minutes.
Property prices in Anavargos
Per the Investropa June 2026 summary (Central Bank of Cyprus, CyStat, RICS/KPMG Q1 2026), the typical transaction range in Anavargos is €150,000–500,000 at €2,000–2,900 per m² — below the Paphos median of €3,150 per m², which is the usual trade-off for being inland. In the current developer lists, new-build studios start from €180,000, one-bedroom apartments from €275,000 and large two-bedroom units reach €400,000 excluding VAT.
The reduced 5% VAT rate applies to the first 130 m² at a price up to €350,000 when the home is a primary residence, with the balance at 19% (Cyprus Tax Department, August 2026). For permanent-residence applications the relevant threshold is €300,000 — in Anavargos that means the larger two-bedroom units rather than studios.
Getting around
The A6 junction is 3 minutes by car, the city centre about 6 minutes, Karavella bus station 7 minutes and Paphos International Airport around 15 minutes. Limassol is about an hour along the A6.
Anavargos or a neighbouring district
For a similar family suburb with a village feel and schools, compare Konia next door. For urban life and walking distance to shops and services, look at the city centre. If the sea and the promenade come first, that is Kato Paphos; a cheaper roadside alternative on the other side of the upper city is Mesogi.
What to check before buying
Near the eastern edge, check the plot's distance from the motorway junction and the avenue — road noise varies street by street. Most current supply is under construction: verify the completion date, the payment schedule and what the list price includes — parking space, storage, appliances. For a rental plan, model long-term rates rather than holiday ones. Ownership checks and registration are handled by an independent lawyer.

Frequently asked questions about Anavargos
What buyers ask about the area most often.
On the upper north-eastern rise of Paphos, about 3.8 km from the centre, along Dimokratias Avenue by the A6 motorway junction. It is a former village that has become part of the city — about 6 minutes by car from the centre.
The typical transaction range is €150,000–500,000 at €2,000–2,900 per m² (Investropa on Central Bank of Cyprus and RICS/KPMG Q1 2026 data, June 2026) — below the Paphos median of €3,150 per m². In the current developer lists, new-build studios start from €180,000, one-bedroom apartments from €275,000 and large two-bedroom units reach €400,000 excluding VAT.
Around four kilometres to the municipal beaches of Paphos — the Alykes beach is about 9 minutes by car, SODAP, Vrysoudia and the Geroskipou beach about 10 minutes.
That is its core audience: a quiet residential quarter with the district's main hospital 4 minutes away, The International School of Paphos 7 minutes, supermarkets and the stadium within five minutes, and the motorway at the doorstep for Limassol and the airport.
The area suits long-term rather than holiday rentals: tenants are hospital staff, families and people working in Paphos year-round. Entry prices from €180,000 sit below the tourist quarters, which keeps the yield math reasonable.
Konia next door is a similar family suburb but keeps more of a separate-village feel; Anavargos is administratively part of the city with the hospital and the A6 junction closer. Kato Paphos is the opposite trade: the sea and the promenade on foot, but tourist crowds and per-m² prices roughly one and a half times higher.
