Mesogi (Μεσόγη) is a village on the boundary between the built-up city of Paphos and the hills, and the cheapest district in the city per square metre. Paphos city centre is 9 minutes by car, Alphamega supermarket 6 minutes and Paphos General Hospital 8 minutes. The sea is 6 km away: Chlorakas Beach is 10 minutes. Mesogi suits buyers for whom budget outweighs proximity to the coast, and anyone who wants land while staying tied to the city.
Where Mesogi is
Mesogi lies north of Ktima along the road to Tsada and Polis. Below it the built-up city begins; above it, the vineyards and olive groves of the Troodos foothills. The neighbouring village of Mesa Chorio forms a single residential area with Mesogi.
Density is low: detached houses, small townhouses and occasional complexes. Apartment blocks are few.

Alphamega supermarket is 6 minutes by car, Papantoniou 7 minutes, the Paphos municipal market 8 minutes and Kings Avenue Mall 8 minutes. The village itself has mini-markets, a bakery and several tavernas aimed at locals.
Beaches and coast
The closest is Chlorakas Beach, 10 minutes by car. Alykes Municipal Beach is 12 minutes and SODAP 12 minutes. Mesogi lies outside the coastal zone: summers are drier and hotter by day but noticeably cooler at night thanks to elevation and the nearby hills.

Per the Investropa June 2026 summary (RICS/KPMG Q1 2026, Central Bank of Cyprus RPPI, CyStat), the Mesogi–Mesa Chorio pocket is valued at €120,000–450,000 at €1,800–2,700 per m². That is the lowest range of any Paphos district — roughly half the city median of €3,150 per m² and 2.5–3 times below the Kato Paphos coastal strip.
At around €173,000 in Mesogi you can consider a full house or a large apartment rather than a studio. Part of the supply, though, is older stock that needs work: light renovation runs about €300–600 per m² and a full refurbishment €700–1,200 per m².
The €300,000 permanent-residence threshold is met here only by upper-segment new builds; the reduced 5% VAT rate applies to new homes up to 130 m² and €350,000 used as a primary residence (Cyprus Tax Department, August 2026).
Getting around
Karavella bus station is 8 minutes by car and Paphos city centre 9 minutes. The road to Tsada and Polis runs through Mesogi, which helps for trips to the north of the island. Paphos airport is 26 minutes (about 18 km); the A6 junction is 15 minutes.
Mesogi or a neighbouring district
For the same format with views and higher up the slope, look at Tremithousa or Tala. If the budget stretches and you want to be nearer the sea, consider Chloraka or Geroskipou. If a city setting matters more, look at Ktima.
What to check before buying
Village stock in Mesogi more often includes properties without an issued Title Deed, unpermitted extensions and plots held jointly by heirs. Check the Department of Lands and Surveys cadastral plan, permits for every structure, and the water and drainage connection — some houses use septic tanks.
