Choosing a district in Paphos: what actually differs
Short version. If you want to walk to the beach and to a restaurant, look at City Centre or Universal. If you want a house with land and a view, look uphill at Tremithousa or Tala. If you want the sea without resort crowds, look at Kissonerga or Chloraka. If you want a full town of its own with schools and a hospital, look at Geroskipou.

Coast or hillside
Almost every decision in Paphos comes down to this one. The coastal strip — Kato Paphos, Universal, Chloraka, Kissonerga, the Geroskipou seafront — costs more per square metre, holds its rental demand through winter, and is flat enough to live in without a car. The hillside villages behind the city — Tremithousa, Tala, Mesogi, Tsada, Konia — give you a plot, a view and roughly 15–25% more space for the same money, at the cost of driving everywhere.
One thing buyers underestimate: the hills are noticeably cooler in July and August, and noticeably darker in December. Tsada sits about 600 metres above sea level. That is a genuine lifestyle difference, not a marketing line — and it is the reason a fair number of our clients who bought “the view” end up renting a car space in town as well.
Who each district suits
- City Centre — the Apostolou Pavlou spine between Ktima and the harbour. Market, banks, restaurants and beach all within a walk. Best district in Paphos for living without a car. Not for you if you want silence or a garden.
- Universal — a planned residential belt between the centre and the sea, SODAP Beach nine minutes on foot, university and hospital close by. The best balance of price and sea access, and where our cheapest apartments sit.
- Geroskipou — legally a municipality of its own east of Paphos, with its own beach, schools, hospital and motorway access. A family district. Prices split sharply between ordinary apartments and beachfront villas.
- Chloraka — a coastal village north of the city with its own school and seafront promenade. Best value if being near the water matters more than being near the centre.
- Kissonerga — north-west of Paphos, beach within walking distance of the new complexes, houses on their own plots, no resort infrastructure at all. Quiet is the point.
- Tremithousa — a hillside village between Mesogi and Tala, thirteen minutes from the centre. Views and quiet at prices below the coast; currently our deepest stock, at 32 available units.
- Tala — a hill village with panoramic views over Paphos bay, a large expat community and its own square of tavernas. Villas with plots, and the top of our price range.
Districts we cover but have nothing in right now
Kato Paphos is the tourist heart around the harbour and carries the highest price per square metre in the city. Ktima, the historic upper town, is the most affordable area next to the centre. Konia is a quiet hillside village near The International School of Paphos with the motorway ten minutes away. Mesogi is the cheapest district per square metre, nine minutes from the centre. Tsada sits among vineyards beside the oldest golf course in Cyprus. Peyia is the hills above Coral Bay, a separate municipality with sea views and access to Akamas. If you want one of these, say so — we watch them and will tell you when a partner developer releases stock.
What we would ask you first
Before recommending a district we ask four questions, and they narrow the map faster than any filter: will you live here full-time or rent it out; will you drive; do you need a school; and is a residence permit part of the plan. The last one matters because the Cyprus permanent residence route sets a €300,000 threshold before VAT on new property from a licensed developer — which quietly removes about half the districts from your list.

Questions buyers ask before picking an area
Short answers to what we get asked most when someone is deciding where in Paphos to look.
Of the districts with stock available today, Universal has the lowest entry point — from €180,000 — while Tremithousa offers the most choice under €300,000. Among districts we cover but currently have nothing in, Mesogi has the lowest price per square metre in Paphos. Figures from our catalogue, August 2026.
The coastal strip — Kato Paphos, Universal, the Chloraka and Geroskipou seafronts — holds demand through winter, which is what separates a decent yield from a seasonal one. Hillside villages rent well in summer and sit empty from November. New-build apartments near the coast currently show 5–7% gross annual yield in our partner developers' offers (August 2026); that is an indication, not a guarantee.
Universal is about a nine-minute walk to SODAP Beach. Kato Paphos is within ten minutes of the beach on foot. Chloraka, Kissonerga and coastal Geroskipou all have their own shoreline. Tremithousa, Tala, Konia, Mesogi and Tsada are inland and need a car — typically 10–20 minutes' drive.
City Centre first, then Universal. Both put shops, banks, restaurants, a pharmacy and a beach within walking distance, and both sit on the main bus routes. Everywhere else in Paphos effectively assumes a car, including districts that look close on the map — the hills are steeper than they photograph.
The district is irrelevant — the property is what qualifies. The permanent residence route requires new residential property from a licensed developer at a minimum of €300,000 before VAT. That removes most of the cheapest stock in Universal and Tremithousa from consideration, but every district we cover has qualifying property at some price point. Criteria are published by the Cyprus Migration Department.
