Emba: a big village growing into a suburb
Emba (Έμπα) is one of the largest villages of the Paphos suburbs — over 4,000 residents at the 2011 census — halfway between the city centre and the Coral Bay resort strip. Unlike the smaller hill villages, Emba has a full everyday life of its own: schools, supermarkets, pharmacies and tavernas, with the coast 8–9 minutes downhill and central Paphos about 9 minutes away. Its southern edge has become one of the most active new-build zones of the district.
Where Emba is
The village spreads over a gentle slope north of Paphos, bordering Chloraka and Kissonerga on the coastal side, Tala higher up and Mesogi with Tremithousa to the east. The old core is built around the 12th-century church of Panagia Chryseleousa with its Byzantine frescoes — the village has kept a working centre of shops and coffee houses, while belts of new low-rise communities grew around it through the 2010s–2020s.
Who it suits
Families moving for good. Schools are within about 500 m of the new communities, and daily errands do not require driving into the city.
Buyers of a new apartment below coastal prices. Studios and one-bedroom units here start noticeably lower than in Kato Paphos or Kissonerga while staying in the same commute.
Buyers of a villa with a pool as a second home in the €495,000–590,000 range, with Coral Bay a ten-minute drive.
Who it does not suit
Anyone who wants to walk to the sea. The nearest coast at Chloraka is about 4.5 km away.
Anyone after a resort atmosphere. Emba is a living village: tavernas and coffee shops rather than beach bars and promenades.
Anyone planning life without a car. Bus route 604 links Emba with Karavella station and Tala, but frequency is low.
Infrastructure and daily life
The village has its own primary school, nursery, supermarkets, pharmacies and tavernas. Chlorakas Primary School is 6 minutes by car, Neapolis University 9 minutes and The International School of Paphos 12 minutes. Iasis private hospital is 6 minutes, Evangelismos 8 minutes and Paphos General Hospital 11 minutes — and in neighbouring Mesogi, a few minutes east, the €35-million Metropolitan private hospital with 75 beds is under construction, which should add value to the whole north-of-Paphos belt once open.
Beaches and coast
Chlorakas Beach is 8 minutes by car, Kissonerga Beach 9 minutes, the SODAP city beach 10 minutes and Coral Bay — the best-known sandy bay of the area — about 12 minutes.
Property prices in Emba
Investropa's April 2026 area survey (based on the Central Bank of Cyprus RPPI, the RICS/KPMG index and Department of Lands and Surveys data) puts Emba among the most affordable areas of the Paphos district at €1,450–2,300 per m² — well below the Paphos median of €3,150 per m² (June 2026). In the current developer lists, studios start from €197,000, one-bedroom apartments from €285,000, two-bedroom from €355,000, and three-bedroom villas run €495,000–590,000 excluding VAT.
The reduced 5% VAT rate applies to the first 130 m² at a price up to €350,000 when the home is a primary residence, with the balance at 19% (Cyprus Tax Department, August 2026). Villas from €495,000 also clear the €300,000 threshold relevant for permanent-residence applications.
Getting around
The city centre is about 9 minutes by car, Karavella bus station 10 minutes, the A6 motorway junction 15 minutes and Paphos International Airport about 22 minutes. Bus route 604 runs through Emba between Karavella and Agios Neofytos Monastery.
Emba or a neighbouring district
If walking to the sea matters most, look at Chloraka or Kissonerga. For panoramic views and villa-scale building, consider Tala higher up the same slope. For a quieter and cheaper village of the same belt, see Tremithousa; for a livelier roadside suburb with its own commerce, Mesogi.
What to check before buying
Most of the current supply is under construction: check the completion date, the payment schedule and what the list price actually includes — pool, covered parking, appliances. In apartment communities, ask for the expected communal fees for pools and grounds. Ownership checks and registration are handled by an independent lawyer.
