Tremithousa: a quiet hillside village with views and sub-coastal prices
Tremithousa (Τρεμιθούσα) is a hill village 7 km north of central Paphos, neighbouring Tala, Emba and Mesogi. The city centre is 13 minutes by car, Chlorakas Beach 10 minutes and Paphos General Hospital 13 minutes. Building here is low-rise, plots are large, and views over the coastal plain and the sea are common. Buyers choose Tremithousa when they want a hillside with a view but Tala has moved out of budget.
Where Tremithousa is
The village sits at roughly 200–250 metres above sea level, on the road linking Mesogi with Tala and Emba. To the south the land drops towards built-up Paphos; to the north it rises towards Agios Neofytos Monastery and the foothills.
The historic core is small; the main residential area formed through the 1990s–2020s from detached houses and small complexes with pools.
Who it suits
Buyers who want a coastal view and a plot. The terrain works in the buyer's favour: even second-row houses often keep the perspective.
Buyers for whom Tala is a stretch. Tremithousa is the same hillside format at more restrained prices.
Anyone who values quiet. There is little through traffic and no tourist flow.
Who it does not suit
Anyone who wants to walk to the beach. The sea is 6 km away along a winding road.
Short-term rental buyers. Tourist demand does not reach here; the rental market serves long-term residents.
Anyone planning to live without a car. Bus services are infrequent.
Infrastructure and daily life
Tala Primary School is 8 minutes by car, Chlorakas Primary School 9 minutes, Konia Primary School 10 minutes and The International School of Paphos 12 minutes. Evangelismos Private Hospital is 11 minutes and Paphos General Hospital 13 minutes.
Alphamega supermarket is 10 minutes, Papantoniou 11 minutes, the Paphos municipal market 12 minutes and Kings Avenue Mall 12 minutes. The village has a mini-market, a bakery and tavernas; the main shop is done in town.
Beaches and coast
The closest is Chlorakas Beach, 10 minutes by car. Kissonerga Beach is 11 minutes, SODAP 14 minutes and Alykes Municipal Beach 16 minutes. Thanks to the elevation, summer heat is noticeably easier to bear in Tremithousa than on the coast, while winters run 2–3 degrees cooler.
Property prices in Tremithousa
Market surveys do not give Tremithousa its own line. The closest comparable anchors from the Investropa June 2026 summary (RICS/KPMG Q1 2026, Central Bank of Cyprus RPPI, CyStat): Mesogi and Mesa Chorio at €1,800–2,700 per m², Tala at €2,300–3,400 per m². By building type and distance from the sea, Tremithousa sits between them; the price of a specific property is better assessed against comparable sales than against a district average.
The Paphos median stands at around €385,000 and €3,150 per m², up roughly 6.5% year on year in nominal terms. New builds sell 18–28% above comparable resale stock.
Houses in Tremithousa often exceed 130 m²: the reduced 5% VAT rate then applies only to the first 130 m² at a price up to €350,000 and used as a primary residence, with the remaining area taxed at 19% (Cyprus Tax Department, August 2026).
Getting around
Paphos city centre is 13 minutes by car, Karavella bus station 12 minutes and the A6 motorway junction 17 minutes. Paphos airport is 30 minutes (about 21 km).
Tremithousa or a neighbouring district
For a larger village with its own infrastructure and a bigger expatriate community, look at Tala. On a tighter budget, consider Mesogi. If proximity to the sea matters more at a similar price level, look at Chloraka.
What to check before buying
Hillside plots raise issues city stock does not: retaining walls, plot drainage, the state of the access road in winter, and whether the view is protected — the plot next door may be built on later. Check the Department of Lands and Surveys cadastral plan, Title Deed status and permits for every structure, pool included.

What buyers ask about this district most often.
Market surveys do not publish separate figures for Tremithousa. The nearest anchors (Investropa, June 2026, on RICS/KPMG Q1 2026 and Central Bank of Cyprus RPPI data): Mesogi at €1,800–2,700 per m², Tala at €2,300–3,400 per m². Tremithousa sits between them; a specific price is better assessed against comparable sales.
About 6 km to Chlorakas Beach — 10 minutes by car. Kissonerga Beach is 11 minutes and SODAP 14 minutes. Nobody walks to the sea from here.
Yes — the village sits at roughly 200–250 metres and many plots keep a perspective over the coastal plain and the sea. But the view depends on the specific plot and on whether the neighbouring one gets built on, which is worth checking before you buy.
Tala is larger, has more of its own infrastructure and a visible expatriate community, and costs more. Tremithousa is the same hillside format with views, but quieter, more compact and more restrained in price.
Paphos city centre is about 6.8 km — 13 minutes by car. Paphos airport is about 21 km, roughly 30 minutes. The A6 motorway junction is 17 minutes.
Retaining walls and plot drainage, the condition of the access road, permits for every structure including the pool, and the view's future: the plot next door may be built on later. Cadastral boundaries are checked against the Department of Lands and Surveys plan.
