Where it is. In today's catalogue the luxury segment lives mainly in hillside Tala (€850,000–€970,000) and at the upper end of Geroskipou (August 2026). Tala sells elevation — plots and sea views over the whole coast; upper Geroskipou sells scale close to a full town's infrastructure. The districts page puts both in context.

What the money buys. At this level you're paying for what can't be added later: the plot, the position, the view line, the distance to neighbours. Finish packages and layouts can still be chosen at early construction stages, depending on the developer and stage — the structural advantages can't.

The honest caveats. This is the thinnest slice of the catalogue, so choice is limited at any given moment and the stats above can move noticeably when a single project updates its price list. Some top units are listed as “Price on request” — we confirm current figures directly with the developer.

Can prices be negotiated?+

The prices we show are the developers' list prices, and we add nothing on top. Payment terms and any promotions come from the developer — where they exist, we pass them on as-is. What we won't do is invent a discount to close a deal.

Does this segment rent well?+

Premium villas rent strongly in summer; hillside locations go quiet from November, while coastal homes keep some demand through winter. At this level most owners prioritise their own use and treat rental as offset, not income — if yield is the goal, smaller coastal units usually do better in percentage terms.
