Luxury Villas with Panoramic Sea Views in Tala
Nine villas on the slopes above Tala, 7 km north of Paphos, designed around the view: the living spaces face out over the city and Peyia Bay, and the roof gardens extend that outlook. Local materials were used to keep the buildings in the landscape rather than against it.
Four are available in two formats. Two three-bedroom villas of 244 m² total covered area with an 80 m² roof garden, on plots of 545 and 580 m², at €850,000 and €860,000. Two four-bedroom villas of 194 m² covered with a 130 m² roof garden and 18 m² of covered parking, on plots of 563 and 582 m², both at €970,000. Prices exclude VAT (developer price list, 22 July 2026).
The specification is the fullest in this portfolio and everything below is in the price: a private swimming pool, the roof garden, underfloor heating, concealed air conditioning in the living room with split units in the bedrooms, a 5 kW photovoltaic system, an entrance gate, covered parking, a BBQ bench, an alarm, an intercom and provision for an electric car charger. Energy class A.
Note the VAT: these villas are charged at the standard 19% rate. A €850,000 villa comes to €1,011,500 including VAT — plan around the gross figure, not the net one. Delivery is quoted as 22 months from contract signing.

Location
Tala is one of the best-kept villages of the Paphos district, at altitude with sea views, bordering Emba, Kissonerga, Tremithousa, Tsada and Koili. The village centre is a few minutes away and Paphos city centre 8 km. The sea is 5 km, Coral Bay around ten minutes by car, the golf course 10 km and the airport 20 km. Local amenities — restaurant, supermarket, school — sit at about 2 km, so a car is not optional here. More in our guide to Tala.

Frequently asked questions
What buyers ask about these villas most often.
The three-bedroom villas are larger under roof — 244 m² against 194 m² — with three bathrooms plus a guest WC and an 80 m² roof garden. The four-bedroom villas have four full bathrooms, a 130 m² roof garden and 18 m² of covered parking. €850,000–860,000 against €970,000.
The price list names the pool, roof garden, underfloor heating, concealed and split air conditioning, a 5 kW photovoltaic system, entrance gate, alarm, intercom and provision for an EV charger. This is the only scheme in our Paphos portfolio where underfloor heating and a roof garden are both standard.
Because these villas are well beyond the limits for the reduced rate, which caps at 130 m² and €350,000 for a first home. The price list shows both columns: €850,000 becomes €1,011,500. See Cyprus property VAT.
The brochure describes nine villas; the price list itemises seven, numbers 1 and 3 through 8. Houses 2 and 9 do not appear. We flag the gap rather than explain it away — ask us and we will check with the developer.
About 2 km to a restaurant, supermarket and school, and 8 km to Paphos city centre. Tala is a hillside village: the view and the plot sizes come at the cost of driving for everything. Coral Bay is around ten minutes.
