Apartments near the Tombs of the Kings in Chloraka
Eighteen apartments — ten one-bedroom and eight two-bedroom — split across two blocks in the lower part of Chloraka, on the stretch that runs towards the UNESCO-listed Tombs of the Kings. The site is elevated, which is what gives the upper floors their sea view; the sea itself is 500 m downhill.
Two apartments remain, both two-bedroom, both in Block A: 77 m² internal plus a 12 m² covered veranda, 89 m² in total. The first-floor unit is €365,000 and the second-floor one €375,000, excluding VAT — €383,250 and €393,750 with the reduced 5% rate applied. Prices come from the developer's price list of 11 May 2026, the oldest in this portfolio, so ask us to confirm before you plan around them. Handover is scheduled for the fourth quarter of 2027.
There are two communal pools — 14 × 6 m at Block B and 9 × 4.5 m at Block A — with changing rooms and outdoor showers, a BBQ and recreational area, and landscaped gardens inside a gated perimeter. Split air conditioning, an intercom, provision for central heating and for a security system are included, and photovoltaic panels cover part of the common-area electricity.

What comes with the development
Location
Aspire Private School is 500 m away, as is a supermarket; a restaurant is 400 m and the sea 500 m. Paphos city centre is 1.5 km and the airport 10 km — closer to the airport than most coastal addresses west of the city. The neighbouring seafront strip has hotels, bars and beach access, while Kato Paphos and Kissonerga are both a few minutes by car. More in our guide to Chloraka.

Frequently asked questions
What buyers ask about this complex most often.
Two two-bedroom apartments in Block A, both 77 m² internal with a 12 m² covered veranda. The first-floor unit is €365,000 and the second-floor one €375,000, excluding VAT (developer price list, 11 May 2026).
It is dated 11 May 2026 — the oldest of the price lists in our Paphos portfolio. Prices are marked "correct when printed, subject to change". We check with the developer before quoting, and you should ask us to do that rather than treat the figures here as fixed.
Both pools are communal facilities of the complex: 14 × 6 m at Block B and 9 × 4.5 m at Block A, with changing rooms and outdoor showers. The two available apartments are in Block A, next to the smaller pool.
Aspire Private School, 500 m from the site. The International School of Paphos and Neapolis University are in the city, 10–15 minutes by car. That proximity is one of the reasons families choose lower Chloraka over the coastal strip.
The developer's rental model for this scheme assumes €130 per night for a one-bedroom unit with occupancy rising from 55% to 63%. Those are the developer's assumptions — see how rental yield actually works before building a case on them.
