Apartments with an Indoor Pool and Sauna by the Park of Colours
A building of 24 apartments in central Paphos sharing an indoor pool, gym and sauna. Handover August 2026 — one two-bedroom apartment left, on the top floor, at €470,000.

Apartments with an Indoor Pool and Sauna by the Park of Colours
This is one of four buildings that make up a residential complex on the edge of the Park of Colours, each seven levels high. The shared facilities are the reason to look here rather than at the neighbouring buildings: an indoor swimming pool, a gym, a sauna and changing rooms, plus gated parking and a designated bicycle store.
Twenty-four apartments, and one is still unsold: a two-bedroom unit on the sixth floor, 71 m² internal plus a 12 m² covered veranda, 83 m² in total. The price is €470,000 excluding VAT, or €493,500 with the reduced 5% rate applied, per the developer's price list of 25 June 2026. Underfloor heating is included in the price here, which is not the case in every building of the complex.
Handover is set for August 2026, so this is the shortest wait of any development in our Paphos portfolio. Everything else is standard for the complex: concealed air conditioning in the living areas, split-unit provision elsewhere, provision for central heating and a security system, an intercom, solar panels for the common areas and an interior design consultation before fit-out.
The two sibling buildings currently on sale are the newest one, with a gym and jacuzzi, and the one with panoramic city and sea views handing over in 2027.

What comes with the development
Location
The complex sits inside the city centre with the 32,000 m² Park of Colours as its immediate neighbour — sports grounds, a botanical garden, a skate park and a café are a walk across the street. A supermarket and a school are 100 m away, a restaurant 200 m, the old town and the municipal market within walking distance. The sea is 3 km, the golf course 5 km, the airport 10 km. A sixth-floor apartment looks over lower Paphos to the Mediterranean. More in our guide to Paphos city centre.

August 2026, per the developer's price list. That makes it the nearest completion date in our Paphos portfolio — worth confirming the current construction status with us before you commit, since the date on a price list is a plan rather than a guarantee.
Yes. The pool, gym, sauna and changing rooms belong to the complex, not to a single building, and are used by residents of the older buildings on the site. The newer buildings on sale nearby have their own separate facilities.
Yes — the price list for this building carries an explicit note that underfloor heating is included in the price. Other buildings in the complex are sold with provision for central heating instead, which is a different thing: pipework prepared, equipment not supplied.
VAT, Land Registry transfer fees, stamp duty and legal fees. On a €470,000 purchase these add a substantial amount — the full breakdown is in our guide to property buying costs in Cyprus.
