That is the figure in the developer's own specification sheet, and the brochure repeats it. It is walking distance on foot. What you reach is open coastline, not an organised beach with sunbeds and cafés — those are in Paphos or at Coral Bay.
Electrical appliances, split air conditioning, an intercom and provision for a security system. The two communal pools, the gym, the lobby, the lounge and café area and the landscaped grounds are shared facilities of the gated complex. VAT is charged on top.
