A gated community of 47 villas standing directly on the shore of the bay at Latchi, on the north-west coast of Cyprus — the last stretch of the island's coastline that has stayed unbuilt. The architecture is by Ergo7 Architects: glass and stone, steel and timber, with the swimming pool as the centrepiece of each plot and living space that opens onto verandas, sun decks and barbecue terraces. Every villa has an uninterrupted sea view.
Nine designs are built here, from 253 m² three-bedroom houses with roof gardens to 407 m² four-bedroom homes on three levels with an internal lift. Plots run from 420 to over 1,000 m², landscaped individually with olive, carob and cypress. Inside: V.R.V. heating and cooling, electric underfloor heating with per-room thermostats, Italian wardrobes and kitchen units, techno-granite worktops, parquet in the bedrooms, home lighting control, alarm and intercom. Villas 18–23 carry an A′ energy rating.
Four villas are available from the developer's August 2026 list at €1,390,000–3,200,000 excluding VAT: two are finished and ready to move into, the other two hand over in October 2027 and November 2028. The community is gated with a guard house and comes with property management; the beach is at the end of the garden and the protected Akamas national park begins a few kilometres away.

The community sits on the bay at Latchi, in the community of Neo Chorio, a few kilometres west of Polis — the small northern town of the Paphos region. Latchi's fishing harbour, with its waterfront tavernas and dive boats, is a walk along the shore; the five-star Anassa hotel with its spa and à la carte restaurants is 800 m away.
This is the quiet end of the west coast. The Akamas peninsula — 230 km² of pine and juniper forest, blue lagoons and turtle-nesting beaches — starts nearby, with the Baths of Aphrodite nature trail at its entrance. Paphos International Airport is 40 minutes by car, the city of Paphos about 45 minutes.
