Apartments beside the Future Linear Park in Universal, Paphos
Twenty-seven apartments across two blocks on the boundary between Universal and Kato Paphos — a position that puts a private clinic 500 m away and shops, schools and restaurants all within 300 m. The site adjoins the route of the planned Linear Park, a green corridor intended to link Universal with Kato Paphos and Geroskipou.
One apartment is left: a two-bedroom on the second floor of Block B, 93 m² internal plus an 8 m² covered veranda, 101 m² in total, with two bathrooms. €390,000 excluding VAT, €409,500 with the reduced 5% rate (developer price list, 16 July 2026). Handover is scheduled for the third quarter of 2027.
Shared facilities are a communal swimming pool, landscaped gardens, a children's playground, a BBQ and recreational area, a well-being room, shower and changing facilities and a seating area. Private storage rooms are available as an option. Split air conditioning, an intercom and a security system are included in the price; the buildings are energy class A.
Two other developments in the same district are on our books: a 25-unit scheme with studios from €180,000 and a scheme with the only three-bedroom apartment available in Universal.

What comes with the development
Location
Universal sits 2–3 km back from the harbour and seafront: close to the action but quieter than the tourist strip, flat and walkable. Iasis Private Clinic is 500 m away, a supermarket, a restaurant and a school 300 m each, the city centre a kilometre and the sea 1.5 km. Kings Avenue Mall and Kato Paphos are a few minutes by car and the airport is 15 km. More in our guide to Universal.

Frequently asked questions
What buyers ask about this development most often.
One apartment of twenty-seven: a two-bedroom on the second floor of Block B, 93 m² internal plus an 8 m² veranda, two bathrooms, €390,000 excluding VAT (developer price list, 16 July 2026). It is the largest layout in the scheme.
A planned green corridor intended to connect Universal with Kato Paphos and Geroskipou. It is referenced in the developer's brochure as adjacent to the site. It has not been delivered, so treat it as a possible future amenity rather than a current one.
A shared indoor space for exercise and relaxation, listed in the developer's specification alongside the shower and changing facilities. It is not a full gym — the neighbouring scheme in the same district has one of those.
No. The specification lists private storage rooms as optional, which means a separate price. Ask us for the current cost if you need one — it is the kind of item that is easier to agree before the contract than after.
At €390,000 it is above the €300,000 threshold for new property bought from a developer. Current criteria are set by the Civil Registry and Migration Department — see buying property in Cyprus as a foreigner.
