Twenty-five apartments in two blocks: three studios, fourteen one-bedroom and eight two-bedroom homes. Eighteen are still available, which makes this the deepest choice of any development we hold in Paphos, and the range is unusually wide — €180,000 for a 43 m² studio up to €390,000 for a 93 m² two-bedroom.
Concretely: three studios at €180,000–200,000, eight one-bedroom apartments of 61–64 m² at €260,000–290,000, and seven two-bedroom apartments of 90–93 m² at €370,000–390,000. All excluding VAT, from the developer's price list of 28 July 2026. Within each type the price rises with the floor. Handover is scheduled for the fourth quarter of 2028.
The shared facilities are the strongest in the district: a large communal pool, a fully equipped gym, a sauna, a jacuzzi, changing rooms and showers, a BBQ and recreational area, landscaped gardens with mature trees, a children's playground and a lobby. Split air conditioning, an intercom and a security system are included in the price; the buildings are energy class A.
If the budget is the binding constraint, the studios here are the cheapest entry point in this portfolio. If you need three bedrooms, the neighbouring scheme has the only one available in the district.

Universal is a flat, walkable district 2–3 km back from the harbour: modern apartment blocks, holiday homes and permanent residences, quieter than the tourist strip but a few minutes' drive from it. The sea is a kilometre away — about a ten-minute walk — with a restaurant at 400 m and a supermarket at 500 m. A 43 m² studio on the ground floor of Block A — 35 m² internal plus an 8 m² covered veranda, one bathroom. Two more studios are available on the upper floors at €190,000 and €200,000. All prices exclude VAT.
Consistently, and by a predictable amount. A one-bedroom of 61 m² is €260,000 on the first floor and €290,000 on the fourth; the same 90 m² two-bedroom moves from €370,000 to €390,000 across three floors. Higher floors also carry the better outlook.
Split air conditioning units, an intercom and a security system, plus a made-to-measure kitchen, imported ceramic tiles and branded sanitary ware. The pool, gym, sauna, jacuzzi, BBQ area, playground and gardens are communal facilities. VAT is charged on top.
