Beachfront Villas with Private Pools on the Geroskipou Coast
A gated beachfront development of 34 three-bedroom villas on the Geroskipou coast, each with its own pool. Twenty-six available at €750,000–795,000, delivery 22 months from signing.

Beachfront Villas with Private Pools on the Geroskipou Coast
Thirty-four three-bedroom villas in a gated development directly on the Geroskipou shoreline, plus three apartments. Every villa has a private swimming pool and 144 m² of covered area with a 25 m² uncovered veranda. Plots range from 220 to 335 m² among the available units.
Twenty-six villas are available at €750,000–795,000 excluding VAT (developer price list, 31 July 2026). This is the largest single block of availability in our Paphos portfolio, and the villas are deliberately uniform: the house is identical in every one, so the price difference comes entirely from plot size and position within the scheme. The cheapest sit on 220 m² plots in the interior rows; the most expensive have 290–335 m² and the better aspect.
Included in the price: the pool, white goods, split air conditioning, a 5 kW photovoltaic system, a BBQ bench, the entrance gate, an alarm system, and provision for central heating and an electric car charger. Landscaping is a separate €5,000 plus VAT. Energy class A.
One thing to plan for: these villas are charged at the standard 19% VAT rate, not the reduced 5%. On a €750,000 villa that is the difference between €787,500 and €892,500 — see Cyprus property VAT. Delivery is quoted as 22 months from contract signing rather than a fixed date.

What comes with the development
Location
The scheme sits on the Geroskipou coast with beach access on the doorstep and a restaurant 100 m away. Geroskipou town centre, supermarkets and schools are around 2 km, Paphos city centre 5 km and the harbour a short drive along the coast. Paphos International Airport is 10 km and the A6 motorway junction is close, which makes Limassol and Nicosia straightforward. More in our guide to Geroskipou.

Frequently asked questions
What buyers ask about this scheme most often.
Because the plot and the position differ, not the house. Every villa is 144 m² covered with a 25 m² veranda and three bedrooms. €750,000 buys a 220 m² plot in an interior row; €795,000 buys 335 m² with a better aspect. Everything between is a plot-size gradient.
The standard 19% rate — the price list shows it explicitly. These villas exceed the limits for the reduced 5% rate, which caps at 130 m² and €350,000 for a first home. Budget for €892,500 rather than €750,000 on the entry-level villa.
Yes, in every villa, along with white goods, air conditioning, a 5 kW photovoltaic system, a BBQ bench, the entrance gate, an alarm and provision for central heating and an EV charger. Landscaping is the one extra: €5,000 plus VAT.
Twenty-two months from contract signing. There is no calendar date on the price list, so the clock starts when you sign. Ask us for the current build status of the site before committing.
Their short-term rental model assumes €370 per night for a three-bedroom villa with occupancy rising from 64% to 75% over five years, netting up to 8.2%. Those are the developer's own figures — see how rental yield actually works before relying on them.
