Three-Bedroom Houses in Kissonerga, Paphos
Twelve two-storey houses 400 m from the beach in Kissonerga, three bedrooms each. One house remains at €470,000 — the only one in the scheme sold without a swimming pool.

Three-Bedroom Houses in Kissonerga, Paphos
Twelve two-storey houses, each with three bedrooms and three bathrooms, on plots of 132–208 m² in the coastal part of Kissonerga. Every house has 120 m² of covered area and an uncovered veranda of 8–16 m². The site is set high enough for open views over Paphos and the sea.
One house is left: number 1, 120 m² covered on a 137 m² plot with a 15 m² veranda, at €470,000 excluding VAT (developer price list, 4 June 2026). Handover is scheduled for the second quarter of 2028.
One thing to be clear about before you go further: the price list carries a footnote stating that house 1 does not include a swimming pool. Every other house in the scheme was sold with one. If a pool matters to you, the second phase of the same scheme has two houses available with pools included.
What is included here: white goods, split air conditioning, a 5 kW solar system, a built-in BBQ bench, an entrance gate, an alarm system and provision for central heating. Energy class A, upgraded thermal aluminium glazing, a made-to-measure kitchen, imported tiles and marble and branded sanitary ware.

What comes with the development
Location
The beach is 400 m away and the village centre a two-minute drive, with a restaurant at 100 m, a supermarket and a school within a kilometre. The golf course is 10 km and Paphos International Airport 20 km. Paphos city itself is about ten minutes by car — close enough for schools and clinics, far enough that you will not walk there. Frequently asked questions
What buyers ask about this scheme most often.
Because it has no swimming pool. The developer's price list carries an explicit footnote: house 1 does not include a pool. The €470,000 reflects that. Adding a pool later is possible on most plots but is a separate job with its own permit and cost.
120 m² of covered area over two storeys, a 15 m² uncovered veranda and a 137 m² plot. Three bedrooms, two bathrooms plus a guest WC. That is the smallest plot in the scheme; the sold houses range up to 208 m².
White goods, split air conditioning, a 5 kW solar system, a built-in BBQ bench, an entrance gate, an alarm system and provision for central heating. Plus a made-to-measure kitchen, imported tiles and marble and branded sanitary ware. VAT is charged on top.
The reduced 5% rate covers a first home of up to 130 m² and €350,000. At €470,000 this house is above the value limit, so the standard rate applies to the excess. See our guide to Cyprus property VAT.
The developer's own short-term rental model for this scheme assumes €220 per night for a three-bedroom house with occupancy rising from 65% to 77% over five years. Those are the developer's figures, not ours — read how rental yield actually works before relying on them.
